first time home buyers

I am looking to buy my first house but I have no idea what I'm doing. My boyfriend and I found a house online that we're very interested in so we requested more information on it. I received an email this morning saying that the bank owned the house and I would either need proof of funds or pre-approved mortgage offers. Should I look at the house first and see if they can lower the price before I look for a loan or should I look for a loan first? Any other advice or tips about buying a house would be great as well. Thank you!

Look for a mortgage first. That way, you will know exactly what you qualify for and you aren't wasting your time looking at houses you can't get approved. It saves a lot of time on both you and the real estate agent. Let me know if you have any more questions!

They said no problem and put me into one that was around that price, Li loved it... About 3 months later I got a message in the mail saying that because of property taxes, I would owe an additional 400 dollars per month. Now the mortgage was 1400 a month and that was too much. I then had to sell it a year later after losing a high paying job.

Be careful what you wish for, you just might get it and then find yourself in over your head. Good luck

Darla Kay I do have another question. Is actually my fiance and I looking to buy but his credit isn't good. Do they have to check both of our credit or could I just put it in my name? Thanks again!
  
Date: 2/18/2016 9:52:00 AM  From Authorid: 25390    You can as long as your income meets the debt to income ratio (meaning: do you have enough income on your own to make a mortgage payment)? They won't count his income if he is not on the mortgage.

Another thing to consider in your payment is your insurance. A lot of companies require an insurance escrow (meaning you will pay a monthly premium to the mortgage company to cover your homeowner's insurance).

I'm on buying another house and this time we are the coordinator for the home warranty, inspection earnest money and the realtors just let you into the house to look at. My friend just went through the same experience.  
Date: 2/23/2016 8:36:00 AM  From Authorid: 16845    loan first loan first loan first. And don't get discouraged if some places do not approve you. some places have insane requirements. The first bank we chose, we used because I'd had an account with them for-e-v-e-r......initially approved then denied. I got discouraged til my parents reminded me that bank won't even give them a loan because...get this, their house off.

Anyway see if you can't find some first time home buyer program for your state. That's who we ended up going through for our first house. while there were some aspects I would change (The whole putting too much faith in those working for you and too much trust) It DID work out...

A buddy of mine got ripped off on a property deal once because he simply looked at it online and didn't actually go out to see it first. If he had, he would have found out that the property was a former crack house, and that druggies hung out there all the time!

Talk to the neighbors about the house you want. Find out its history, investigate the area (is it on a flood plain? Is the geology stable?), and then have a contractor go through it and make sure that the place is well-built and can stand up for another thirty years.

It was nice because we got approved first and the bank gave us a pre-approval letter that didn't say the exact amount we were approved for so that a home owner couldn't see that and base their acceptance of our offers on the full amount we could get a loan for. I think it's different in other areas, but we were never actually asked from anyone to see the letter, everyone took our word for it that we were pre-approved. If you haven't found anything yet, good luck and take your time! We had a house inspection and looked at the house a few times, but we wished we would have had others come with us to look at it too, as we have had to do way more work to it than we had planned - if we had others come with, they would have noticed these things that we didn't.

We decided to put it on hold because we found out that our credit isn't as great as we thought it was so we want to improve that first. Also we got engaged so I figured I would just focus on the wedding first. One major thing at a time.

Date: 12/18/2018 12:18:00 PM  From Authorid: 26803    I've been a Realtor/Broker for 15 years now... Best first step is speaking to and getting qualified by a lender. This will make you "ready to buy" when the right house comes along, and it will also show you your comfort zone regarding the price you are willing to pay. Makes the search much easier and less stressful.
